An exit index means that you must leave the rooming house immediately and that you cannot return for two working days. If, during these two days, the owner asks the Victorian civil and administrative court to evict you permanently, you cannot return until the court considers the application. You must pay the rent and all other costs for the days you are suspended, unless the court decides otherwise. The communication must be sent to you by mail or in person between 8 a.m. and 6 p.m. (you can`t just slip it under the door). The owner of the rooming house must allow 2 full working days to send the communication if it is sent by mail. (A working day is every day from Monday to Friday, unless it is a public holiday.) If you pay a loan, the owner of the rooming house must have you sign a loan form. The owner must submit your obligation to the Residential Tenancies Bond Authority (RTBA) within 10 business days of payment. The RTBA should send you a receipt to confirm that they have received your obligation.

In Victoria, a residential rental agreement is used for agreements between: a rooming house is a building in which one or more rooms can be rented, and in total, four or more people can occupy those rooms. A rooming house owner can only enter your room without notice: the rules on residential rents do not apply if the contract is valid for a fixed term of more than 5 years and if the contract does not have a term allowing the tenant or landlord to terminate or continue the contract.
